KAHITE

Kahite is a Tellico Village community in a more remote setting in Vonore. It is located near to historic Fort Loudoun and the Sequoyah Birthplace Museum on Eastern Band of Cherokee Indians land. It is known that this is the “Land of the Cherokee”.

The newest Tellico Village neighborhood Kahite consists of about 900 parcels on 850 acres surrounded on three sides by Tellico Lake. This beautiful community offers panoramic views of Tellico Lake and the foothills of the Great Smoky Mountains and Cherokee National Forest.

Property owners in Kahite also enjoy Tellico Village golf courses, clubhouses and recreational facilities and other amenities. They also have the same HOA and POA fee that Tellico Village owners pay.

The Links at Kahite and Clubhouse, opened in the fall of 2002, and is a links course designed by Ault, Clark & Associates and is unusual in design. The course is a maximum of 7,170 yards with 93 sand bunkers. Seven holes include water features to the side or requires play over water. The par 6 ninth hole is 808 yards long. The 18 hole stretch to the club house features 12 bunkers. The course features Bentgrass greens and Bermuda fairways. The tall fescue lining some of the fairways provides for outstanding shot framing and plenty of penalty for the wayward drive.

Golfers will appreciate that the links-course has since hosted many Tennessee Golf Association events, including the 2006 Junior Amateur Qualifier, the 2008 Women’s Senior Amateur Championship, and the 2009 Four-Ball and Senior Four-Ball Championships. It also hosted the 2009 and 2010 PGA Tour Nationwide Open Qualifier.

Boaters will appreciate that there are many parcels fronting on Tellico Lake. Kahite Docks offer docking and fuel services for property owner boats.

Kahite’s Clubhouse Pub & Grill, Pro Shop, driving range and practice putting green are popular with the community. The Activity Center contains two outdoor tennis courts, a 25’ by 50’ outdoor pool, Men’s and Women’s locker room, and an activity room used for meetings, activities, an exercise room, and fitness classes.

The panoramic views across the links, across the lake with the mountains in the background is hard to beat.

Residents of Kahite enjoy the benefits of no income tax in Tennessee including no tax on retirement income. Kiplinger recently stated that Tennessee is one of the top 4 states for retirement – tax friendly, low cost-of-living, and stable financial base of the state. The Mercatus Center at Mason University rated Tennessee eighth of all states for fiscal soundness.
